New development will feature office space, residential, dining retail and open space

McKINNEY, Texas (Aug. 30, 2017) – At the McKinney Economic Development Corporation (MEDC) board meeting, the development team led by KDC presented an update on the progress at the development of the Gateway site located at the interchange of the Sam Rayburn Tollway and U.S. 75. KDC also announced the site will now officially be known as Southgate McKinney.

Site proposals show plans for free standing office space, boutique office over retail space, multi-family residential dwellings, retail and dining options, along with a commons area with two acres of green space, water features, outdoor dining and a stage for performances.

“The Southgate project is a strategic urban node that marks the southern entryway to McKinney with a range of employment and lifestyle amenities that will be attractive to the entire community,” said Barry Hand, Principal with Gensler. “The project is organized around open, green spaces comprised of water features, lawns for events and native landscape inspired by the prairie heritage of north Texas.”

During the meeting, presenters from KDC and Gensler said the Southgate McKinney development is primed for development because it is already anchored by a college and hotel, which are highly valued tenants for any major development. This means the development, at build-out, will have amenities for people to live, work, play, stay and learn, according to KDC. Collin College was the first occupant at the former Gateway development, opening the Higher Education Center in January 2010. The Sheraton Hotel and Conference Center opened in February 2015.

“The new Southgate McKinney name and logo provides this development with a new image as the south entrance into our community,” said Darrell Auterson, President of MEDC. “We are committed to creating a world class employment center and a new destination in McKinney to complement the other great attractions and centers of commerce in our community.”

 “We’ve spent a great deal of time envisioning a development as unique as McKinney,” said MEDC Board Chairman Jason Burress. “These site proposals include all the many wonderful amenities we know will attract first-class tenants and we look forward to turning our vision into a reality.”

 KDC, along with development partners ATR/Corinth and Columbus Realty, will now take the proposed plans and work to recruit tenants in their target markets for the development.
