Announces Rowlett Station,
a $200M landmark mixed-use redevelopment

McKinney, Texas — Craig International announced today it has won the bid to redevelop the former Globe Life corporate headquarters located at 3700 S. Stonebridge Drive in McKinney, TX.  Situated on nearly 58 acres, the project includes approximately 300,789 square feet of leasable office space, strategically positioned along the border of McKinney and Frisco in one of the nation’s fastest-growing economic corridors.

Craig International plans to transform the campus into Rowlett Station, a vibrant mixed-use destination named after Rowlett Creek, which borders the western edge of the property and will serve as a defining natural feature of the development.

“This was a rare opportunity to convert a truly irreplaceable site in one of the strongest growth markets in the country,” said David Craig, founder and CEO of Craig International. “The former Globe Life campus offers exceptional scale, location and optionality. Our vision is to create a transformative mixed-use destination that brings together residential, retail, office and lifestyle experiences in a way that creates long-term value for the community, our partners and future tenants.”

The campus was originally developed as Globe Life’s longtime corporate headquarters before its relocation to 7677 Henneman Way in McKinney. Craig International secured the project following a highly competitive request-for-proposal process.

“As we evaluated the future of this campus, it was important to find a partner with the vision, experience, and ability to unlock its full potential,” said Dolores Skarjune, Executive VP and Chief Administrative Officer for Globe Life. “Craig International presented a thoughtful and strategic plan for the site that respects its legacy while positioning it for its next chapter as a dynamic mixed-use destination.”

Preliminary plans call for a phased redevelopment that could ultimately exceed $200M in total ad valorem value, with Craig International actively evaluating strategic partnerships across multifamily, retail and office components.

As part of the master plan, Rowlett Station will feature an integrated network of hike-and-bike trails designed to connect Stonebridge Drive to Eldorado Parkway while creating pedestrian connectivity through the site to adjacent retail destinations, including Trader Joe's, Crunch Fitness, and other neighborhood amenities. The trail system will also enhance access to the natural beauty of Rowlett Creek, creating a connected outdoor experience for residents, tenants, and visitors.

Bill Cox, mayor of McKinney, said the project reflects Craig International’s long-standing impact on the city.

“Craig International has played a significant role in shaping McKinney’s growth and identity for decades,” said Cox. “David Craig and his team have consistently delivered projects with exceptional standards, vision and execution. Rowlett Station is another example of the kind of investment that strengthens our economy and enhances our community.”

Located within the Stonebridge corridor, the property sits near major regional assets including Stonebridge’s two top-rated golf courses, Adriatica, HEB (adjacent to property), Methodist McKinney Hospital, TPC Craig Ranch, District 121 and McKinney’s expanding mixed-use and hospitality developments. The site also benefits from proximity to affluent residential communities, major transportation corridors and one of the most dynamic labor markets in the United States.

Craig International has already begun evaluating opportunities to repurpose portions of the existing office campus while advancing master planning efforts for the broader redevelopment.

Additional details regarding project partners, branding, and phased development plans will be announced in the coming months.
